This will allow us to fully assess your position and details of your mortgage or property portfolio. The turnaround time of this service is normally 5 working days however, it can take longer to receive the mortgage file from your lender if requested.

Property Disposal & Mediated Debt Resolution

We may assist you with the disposal of your property either via a consensual shortfall sale process or a voluntary surrender. A shortfall sale will require a period of marketing the property on the open market and consent from the lender to proceed.

In order to voluntarily surrender a property to a lender ie hand control of the property to the lender, the property must be vacant and all personal belongings should be removed.

We recommend you retain insurance cover on the property until the lender confirms they are in possession of a property or upon completion of a shortfall sale.

Post sale we will negotiate with the lender on your behalf with a view to securing a debt write down of the residual mortgage debt remaining. This can result in huge amounts of debt being written off.

Fees quoted are per property however discount maybe available for multiple properties subject to number of lenders and complexity of case.

(Professional fees for estate agency costs and solicitors conveyancing costs are not included and are payable to the relevant parties.)

Debt Mediation

Where a property has already been disposed off and a shortfall mortgage debt remains we can negotiate with the lender on your behalf with a view to securing a write down of the debt outstanding.

This can result in huge amounts of debt being written off.
